7 simple steps to adding value to your home

1. Fix Structural Problems

Before you even begin to consider adding value to your home through cosmetic improvements and repairs like new bathrooms, kitchens and redecorating, make sure you turn your attention to any defects within the property. Whilst you may hide problems from potential buyers, you are very unlikely to fool a valuer which can seriously dampen your chances of making a sale.

They may seem minor problems and expensive to fix for example, missing or broken tiles or a leaking roof but, in terms of adding value, they are absolutely essential. If you are unsure about confusing structural defects then consult a builder or surveyor.

2. Remodel Existing Space

Adding new space will increase the value of a property, but first you should consider how you can improve the use of the existing space. Maximum value will be added by improving public space, such as the kitchen, dining and living areas.

Think about combining the dining room and kitchen to create a dining kitchen and other potential multi-functional areas within the home. Having fewer but larger rooms with clear sight lines will make a house seem larger – giving your home that much added value.

Adding new stud walls is one way of helping you to divide existing space and is relatively straightforward and inexpensive. A structural engineer or building surveyor can provide calculations and support on the removal of structural walls.

3. Give the Kitchen a make-over

If you’re going to improve one room, it has to be the kitchen. An attractive, hygienic looking kitchen is essential both to buyers and valuation surveyors. Before replacing a kitchen, consider the fundamentals such as the shape of the kitchen and whether you want to relocate it elsewhere.

With a modest investment, you can also install equipment that is as up to date as possible.
Regardless of your budget, make sure the price bracket of your kitchen matches the price bracket of your home so you’re not spending too much or too little to bring up the property value.

4. Paint, Paint, Paint!

If you are selling, you need to have the property looking immaculate to get buyers through the front door.
A smart DIY trick, adding a lick of paint is one of the most cost effective ways to giving your home the makeover it needs. So if your front door has seen better days, it may be time dig out the old paint brush!

5. Invest in Central Heating

With the prospect of adding an extra 5% property value, adding central heating is a good way to go (if you don’t have this already). An update of the central heating system can go a long way in improving the overall energy efficiency of the building – a significant point to consider for many potential buyers.

6.Take a look at a Loft Conversion

An extra bedroom can add around 9 to 10 per cent to the value of your home, especially if it’s a loft conversion. With a shortage of space within the home, a loft conversion is a great way of increasing the living space within the property – meaning you can sell your property for more.
Make sure to take the advice of specialists beforehand to find out if this can be done cost effectively.

7. An Extension

There are a range of extensions you can look at for example extending the house that almost double the size or creating an additional room for studying. However, an extension designed well to suit your home will support a value increase of the property.
Take a look at converting the garage to generate that extra room. Research shows only 24% of people owning a garage use their garage to put their car in so make full use of this valuable asset within the home.
